Wind 101

Imagine this: qualified, motivated buyers are shopping for a home in the Coachella Valley. They know what they want in terms of style and amenities. After viewing dozens of homes, their choice comes down to two that meet their criteria to the tee. In fact the two homes are nearly identical in size, style and features. But there’s one huge difference between them: about $150,000! Why wouldn’t they buy the less expensive one when everything else seems equal?

Wait just a moment.

Before those buyers write their deposit check, let’s take time out to talk about wind.



Perhaps you’ve noticed the power-generating windmill farms as you drive through the passes and the valley. It’s not just open space that makes this region attractive to wind power investors: it’s wind!

Every afternoon at about 3 o’clock the wind blows in off the desert. It often keeps blowing until after sunset. And we’re not talking about an occasional gust or a friendly breeze. We’re talking about wind that will sandblast your house and car, blow anything that’s not tied down into your swimming pool, clog filters, thrash landscaping and drive you indoors (if it doesn’t drive you crazy!).

A year-round phenomenon, the wind is generally strongest in April and October. But here’s the interesting thing about Coachella Valley wind: it varies by neighborhood.

When the valley was first developed, most of the homes were built out of the wind zone, close to the mountains and away from the open desert. As development has expanded north and outward, closer to Interstate 10, more homes are in the direct path of the wind with nothing to shelter them except other homes.

That doesn’t mean these aren’t great communities or terrific properties, it simply means you need to be fully aware of what you’re buying. If the deal seems crazy or too good to be true, it’s probably time to ask about wind!
